Closings at Pier 4 show the demand for luxury, waterfront condos in Boston’s Seaport neighborhood persists.

To date, 83 of the 106 condominiums have closed and recorded. The average gross sale price so far is $3,205,042 with a net average of $1,964. The highest gross price sold to date is PH-C at $15,231,920 and $4,180 per square foot. The 3,644 square foot residence on the inside corner of the building facing the World Trade Center includes 4 bedrooms 4.5 bathrooms, 2 balconies on the main level and an expansive roof deck.

The lowest recorded sales to date is Unit 3L, a 969 sq. ft. 1 bedroom with 1.5 bathrooms and a balcony facing towards Fan Pier. This home sold for $1,298,000 for a net 1,340 per square foot.

At this point, approximately 22% of the building remains available for sale, and about half of those appear to be larger units of approximately 2,000 sq. ft. or greater.
